Etrade Is The Worst Note Owner There Is! What The Heck Are They Thinking!


We have a  listing that we got over two and a half years ago!
 Yes, that long ago! We have had more than a dozen offers on this property with about 6 of them going through the wringer with short sale negotiations. 


There are two loans on the property. Both were originated with Countrywide. Both were assumed by Bank of America. 
One of the notes is owned by Wells Fargo and BofA is servicing it. The second note is owned by Etrade and is being serviced by Bank of America. 

This property has been in lis pendens status for over 1.5 years. 

Bank of America does not have delegation authority for Etrade. 

Every single time this file gets stuck with the absurdity and lack of real estate knowledge on the part of Etrade. 
What the heck is Etrade doing buying real estate notes anyways? 

I wonder if Etrade shareholders know about how much money Etrade is losing for them? 

This file could have been closed many times. 

The house has been vacant for along time in a town not too far from Wellington. Nestor has to chase out the squatters, the teenagers who want to hide to smoke their pot and then has to secure the property over and over again. The house will no longer pass for an FHA buyer unless they do the rehab loan. We have an investor who wants to buy it now and fix it up. This is the best deal, all cash and at market value. No low ball offers. 

Etrade at first required the sellers to pay off the entire note. Well, if the sellers had money to do that, they would have stayed in the house. They were relocated because of work. 

Then the next time around Etrade wanted the sellers to come up with $7000 in a cash contribution plus a promissory note. By the time we got to that point, Etrade taking weeks and weeks to get back to the servicers- we lost the buyers. 

Then the sellers filed for bankruptcy. Then the next time around, ETrade would not allow us to close until we got certain documents from the bankruptcy court- a document that is NOT even in existence! 

The next time Etrade all of a sudden wants more money than what the house is worth now. 

We have the BEST negotiator on this file at Bank of America. We have an executive senior negotiator who can discuss this with Etrade and even she can not get these hardheads to listen to reason! 

All the while, they are not ever going to get more than $3000 for this note. They are in second position and at the foreclosure they are not going to get a dime, and they will never now get anything from the sellers because they can no longer go after the sellers because this debt has been discharged! 

I have some advice for Etrade! Stay out of real estate! Stick with stocks. 

So now they want to lose the last possible $3000 they can make on this file for their shareholders! 

What a piece of work!

I have been to many of her workshops and speaking engagements. She is a scientist, extremely bright and really gets your mind to think in a different paradigm. You will NOT be bored! 

We will have our most favorite coach and the only homeschooling teacher to ever win the National Teacher Award- Coach Rick Andreassen who runs the Christian Homeschool Athletic Association- every kids' favorite PE classes. He will be speaking to parents about self esteem with your children from a Christian perspective. 

Seminar topics will include:

  • Real Life + Real Books = Real Education
  • New To Homeschooling
  • Homeschooling through Middle/High school
  • Extreme Makeover For Dads Only
  • Homeschooling On A Budget

There will also be vendors there selling curriculum and services. 

This is the time of the year when our PEC hosts their biggest annual USED curriculum sale. 
If you have curriculum in good condition that you want to sell- please register to do so. They have to make sure they have enough space for all the parents who want to sell their books and curriculum that they no longer need. You can get some really good prices on books and curriculum at the used curriculum sale. Great way to save some money and recycle your homeschool items. The last day to register for a used curriculum vendor spot is August 4, 2010.

How's That HAFA Thing Working Out For You?


How's HAFA working out for you out there in the thick of short sale areas like Florida, California, Arizona and Nevada? 


Do you remember all those posts written about how it was only going to take TEN days to get short sales approved through HAFA, the wonderful government program? 

Do you remember the articles that I wrote about how that was not the case, that people were not reading the HAFA guidelines correctly? Well, I said back then that I hope I was wrong, but I was right. 

The only things that were even good about HAFA were that the sellers could get $3000 in relocation help and no deficiency. 

But that can be done through good negotiation skills through Non HAFA channels

We just received this email from Wells Fargo: 

" due to the borrower being eligible for the HAFA program- it will take longer to review" 

Gee- I hate to be right! 

Every file we have that has gone through or is going through the HAFA channels takes longer than usual

With Bank of America files when we use the Equator system we get approvals in less than 60 days. 

Of course, the situation is very regional and geographically variant. We have figured out that the short sale outcomes and timing has a lot to do with the geographical area you are in and directly attributed to the amount of foreclosures in your area. 

The other issue is that the servicer negotiators don't like to push the files over to HAFA because they get paid per file they close but they don't get paid for the HAFA files since those go off to another department. The negotiators are discouraging the HAFA program.

Google sent us a letter announcing that our brokerage- 


Google goes on to say that we are ONE OF LESS THAN 250,000 Businesses in the U.S. to receive this recognition and goes on to say that even this number of businesses is less than 1% of all the businesses in the U.S. 

Because we are so popular Google sent us a window decal that we can put on our car or a window that says we are a Google Favorite Place.  The sticker has a bar code on it that can be scanned with a smart phone camera and it will pull up the mobile version of the Google Place Page for our business. They can then read reviews which our the testimonials we have there, they can see our hours of operation and a map. 

Google also sent us a YouTube sticker so we can promote our business YouTube channel. We can also link to our YouTube videos from our Google Places page.
