My New Year Wish To You is that you become the best that you can be, all that you can be and embrace where you are and who you are right here, right now.

Here is the wonder of you:

• You are supportive of all those you are called to serve.
  
• You are making peace with who you are and allowing more to come into your life.
  
• You are an angel in so many people's lives.
  
• You are focused on your thoughts, minding your mind. Because action follows thought!
  
• You are avoiding negativity that abounds around you.
  
• You are focused on what is good in your life, right now.
  
• You are in the moment. You do not live in the past; the past is a cancelled check.
• You send love to all those you love and know.
  
• You are transforming the world by beginning with you.
  
• You believe in yourself.
  
• You reach for all that you can be, stretching and growing.

Thank you for being all that you are. I love getting to know you.

Here is a list of things you can do right now and for the rest of the new year and many more years to come to remember and to celebrate who you are:

1. Get a gratitude journal. I was given a new one by my daughter. She got me The Secret Gratitude Journal By Rhonda Byrne. I love it!
   
2. Each morning before you do anything else, write down 5 things for which you are truly grateful for. Use the words like, " I am so grateful for..."
   
3. Each morning say your prayers and thank God for all of your blessings.
   
4. Meditate for 10 minutes each day, at least. This has changed my life this past year!
   
5. Read 15 minutes a day in a book that will increase your self growth. I have a great list of books in my meme on books. Read the classics like, How to win friends and influence people, by Dale Carnegie.
   
6. Visualize your dreams and goals on your vision boards for 3 to 5 minutes per day before you work and off and on during your work day to keep you focused on why you are doing what you are doing.
   
7. Spend some time before retiring on your spiritual development. If you read the Bible or read a devotional.
   
8. Review your goals and read your vision and your mission statement.
   
9. Read your affirmations several times through out the day. I take mine with me and read them when I am at red lights, waiting in line, etc.
   

I see you for all that you can be. Many times I see in you what you do not see in yourself. I know that God made you in his image and that you are his child and since I know that to be true then I also know that you are the greatest miracle in the world.

FEAR= False Evidences Appearing Real! That is what Fear really is. It is an imagined outcome of something that has not occurred yet. It holds us back from being all that we can be.

We are all terrified of something or many things. Many people would rather die than get up and speak in front of people. Others are afraid of heights. All these are because of imagined outcomes that we conjure up in our minds as to what could happen.

What are you afraid of? I love to speak in front of groups of people, I always have since I was a little girl. I was never shy in that way. I loved to give book reports and any kind of report in front of the class. But it was a totally different feeling when it came to mingling at recess. I was shy and full of fear to be the first one to start a conversation with someone. The one on one stuff scared me to death!

I almost drowned when I was 2 years old and ever since then I have been scared to put my head under the water. But I got over that with EFT, emotional freedom technique.

Fear is an emotional signal to warn us of the possibility of danger. Our brains are wired to protect us. It is the brain's job to make sure we don't touch the flame of the fire so it remembers that it hurt when you touched the hot stove as a child and let's you know through the memory of that fear not to touch things that are hot again. In this regard fear is your friend. Your brain is using fear to protect you from getting hurt.

But a part of your primitive mind also does not like things to change. When you are ready to do something you have never done before, fear will set in to protect you. But this fear is not your friend. At this time fear is just a false evidence appearing real. It is usually accompanied by a rush of emotion.

You can get fear to serve you by figuring out whether the feeling of fear is to stop you from hurting yourself and sending you the danger signal or is it a signal that you are about to grow and to discover a new adventure.

I have received comments from readers that they are afraid of making goals for the fear they will not be realized. They are afraid of setting them too high for fear of not meeting them and to low for not reaching high enough. This is very common and is a reason why many people do not even bother to set goals.

Don't let fear hold you back from reaching your highest potential this year and keep you from setting great goals. If there is something holding you back you might want to hire a coach who can help you get to the root of your fears and what keeps you from getting where you want to be.

Whether you think you can or can not you are right! Only 3% of the world population have written goals and only 3% of the world population control 97% of the world's wealth. Is there a correlation there? I think so.

I believe that you need to have dreams that are beyond what you think are even possible and then goals that are just beyond what you think is your reach and then stretch to those goals. If you reach for the moon but land among the stars you still are reaching your goals. There is a difference between your dreams and your goals. You need both. The goals are what propel you to your dreams and your dreams are what keep you going and motivated and excited.

New Years day comes only once a year. There are 365 days in a year.

It is a tradition for people to make New Years Resolutions each year. It makes you feel good. The idea of starting a new year and to become a new you is very enticing and inspiring.

However, did you know that most all people have abandoned their new years resolutions by the third week in January? That is because of the failure and discouragement of past failures from resolutions that they did not keep.

Don't let past disappointments and mistakes keep you from growing and being all that you can be. Instead of making a bunch of new years resolutions that you know are just good intentions and will be dropped in just a few weeks, find your purpose and your vision.

These are the top resolutions in the United States and 47 other countries that were surveyed:

1. Earn more money
2. Lose Weight
3. Get organized
4. Manage time better
5. Spend more quality time with family
   
6. Reduce debt
7. Help others
8. Find soul mate or work on marriage
9. Find a better job
10. Quit Smoking

I think we all have had one or more of these resolutions on our list year after year. But why do we stop and give up on these well intended resolutions that are healthy and doable? Most people have no idea why they quit before they accomplished these resolutions. The rest said that they were not 100% committed to doing it, lack of self confidence, poor planning, lack of time management, lack of energy, lack of support and fear. 

These obstacle are all ones that are reasonably remedied. If you reach out to others for support you will find support, if you get a coach to inspire you, you will be inspired to develop time management skills, you can read books on dealing with fear, there are just so many options that in the end these are all just excuses.

Resolution is from the word, 'resolve'. Resolve means to decide with determination and a fixed and firm purpose.  So if you are not 100% committed to reaching a resolution it is not then a resolution! You need to be 100% committed!  63.8% of the people surveyed said that the reason they quit their new years resolutions was because they were not committed. Well, then, that is not a resolution.  It is only a wish, a fantasy or an idea until you become 100% committed to that resolution.

The next most stated reason was a lack of self confidence coming in at 45.3% of those surveyed. The only way to build self confidence is through repeated action steps that lead to increased confidence. Taking baby steps towards a goal, feeling the success of each step increased one's confidence to take the next step. Many times there is more behind this reason than meets the eye. I have helped many people discover what is really holding them back.

You must break down your resolutions into bite size pieces that you can manage. Doing a little bit each day towards your goals is far better than trying to do it all in one day.

For instance, when I decided, resolved to eat healthier years ago I started one step at a time. I did not try to cold turkey all the bad stuff I was eating. I first took my whole family off of dairy milk. That was one small step that made a huge difference in my family's health. Then the next year we stopped all beef. As we got used to one thing we added another step. Eating healthy is a life long process. Now, we eat NO dairy at all, no beef, and no white sugar and no white flour. ( Except on Christmas). We also have included many healthy vegetables and fruits in our diet. We now use organics, no fast food or junk, no sodas and love to shop at Whole Foods. 

43.1% said that poor time management was the reason they could not reach their resolutions. There are 525,600 minutes in one year and every single minute counts. It is easier if you decide ahead of time how you will spend each of those minutes. Once they are spent you will never get them back. You can replace money but you can not replace time. You need to figure out what your priorities are in order to reach your goals. So many times we are doing things that have nothing to do with reaching our goals. Most of us need to learn how to say 'No".

I will be writing more posts on discovering what your true passion is and what your purpose is. Once you know that and feel that it will propel you to reach your dreams and goals.

Make 2008 the year you stop watching the negative news and reading those Real Estate dooms day reports!

The more that you fall for that negativity the more it will come true for you. 

Make 2008 the year that you turn around and moon those media naysayers! 

Make a mark on your market! There is a silver lining you just need to look for it and then soak it all in.

Here are some areas where you can focus that are going to create outstanding success for those who tap into them:

• Sellers are willing to pay more for your services. We have seen everything from new cars, trips to the Bahamas, $5,000 to $25,000 bonuses to the selling agent, as well as increased commissions in amounts unheard of during the boom. You can really increase your bottom line but remember to overdeliver on your service. If you are undercharging for your services make a change this year to improve your income and delivery. 
• If you have saved a nest egg for yourself now may be just the time for you to invest in Real Estate yourself. Most agents I have coached said that their initial reason they got licensed was to be able to buy real estate for themselves. There are absolutely great bargains out there right now.
  
• Consumers, both buyers and sellers really need us right now. They want you to know what you are talking about, understand foreclosures and short sales and know how to help them find investment opportunities. Get  the knowledge you need to fulfill these needs.

Narrow down your services to specialize in niches. This market is creating fabulous niche opportunities. Here are just a few: 

• First time homebuyers. Now, more than at any other time in a long time, prices are coming down to where first time home buyers can afford to own a home. Specializing in first time home buyers can be very rewarding.
  
• Builders and developers need us again and are offering fabulous incentives to bring buyers to the table. But they also are realizing that they need us to help them sell their product. Niche in working with builders and developers.
  
• This is a great time for investors. Niching in investors is a very good niche which brings lots of referrals and repeat business. But make sure you are working with real investors that meet the investor criteria. The wannabe investors tend to be tirekickers and very unrealistic. They are a liability. Stay away from them.
  
• Foreclosures and short sales. This is a niche that will continue to grow over the next few years. It is a great opportunity to not only help people but make a living doing so. We do a lot of short sale listings and have learned how to master this niche. You can too.
  
• FSBOs. For sale by owners are not so happy to sell on their own when no one comes to look at their home and where prices change on a monthly basis. This is a great niche for the patient and giving agent who is not afraid to knock on doors.
  
• And last but not least, our very favorite niche, Expired Listings!     This will be the fastest growing niche in which you can really get specialized in. About 80% of our business comes directly from our expired listing program. I have written quite a few posts on this subject and you can get them all by going to my tags and clicking on Expired listings; I think I have 9 of them listed under that tag.
  

This is just a sampling of niches and ways in which you can develop a plan to combat the negativity with positive actions and goals for 2008! 

Now let's go show those darn media pessimists that business still goes on and we are not getting buried in their poop!

Why, we spend it in the pool heated to 88 degrees in the sunshine and 78 degree weather, sunny and warm!

 

So when you are tired of shoveling snow we have wonderful real estate for sale down here!

Of course we still follow all the traditions of my family. My family is from Latvia and the other part is from Ireland. We have kept our traditions alive for over a century and probably a lot longer than that. We celebrate Christmas on Christmas Eve with opening gifts one at a time. One person goes and gets a gift from under the tree and gives it to the person it is for; that person opens the gift, thanks the giver and hugs the person who gave them that gift and then goes to choose another gift to give to someone. With 6 children in our family this can take quite a while but we have not ever deviated from this tradition as it instills patience and good manners in our children. It also teaches them to appreciate the gifts more. 

Two of my sons had to work in Christmas eve this year so we changed it to the next day on Christmas day but we followed the same tradition. Another tradition that we have in Latvia is making Piragi for Christmas. This is a crescent type dough filled with bacon, ham and onion and then baked til golden brown. These have been passed down for generations along with the recipe. I do not eat meat any longer so I do not eat these. But when I did, they sure were delicious. As a child I remember how I could not wait to get to my grandmother's house for Christmas so I could eat Piragi. Some of my children are vegitareans and some are not. So we have something for everyone. I baked all day on Monday along with my daughters making the once a year sweet cookies and candies for Christmas.

We ate dinner around 2 p.m. and then began opening gifts at 4 p.m. Of course that was Tristan's favorite part. He is only 5 and it is so easy to buy gifts for a 5 year old! Easy to please! Now, my older children and adult children, well, they are not so easy to get gifts for however they are appreciative of all their gifts.

We started the weekend out with seeing a movie, The National Treasure, Book of Secrets on Friday night. Saturday afternoon we finished our Christmas shopping and in the evening we finished our grocery shopping. Sunday we went to Church and had a wonderful Christmas program. Monday was the baking day and Tuesday was Christmas. On Monday, I came down with some horrible cold or flu. I held myself together until the last gift was opened on Christmas late in the afternoon and by 6 p.m. I was in bed nursing a fever. Not my choice of how to spend my Christmas evening. I wanted to play with Tristan with all his new toys and games. I was very thankful that my daughter was here to play with him and take care of his needs and put him to bed so that I could just stay in bed and sleep this whatever it is off! 

So even here in sunny Florida you can still catch a cold!

The post that I just wrote, How much money are you going to make in 2008 really received some great comments which caused me to think of many more posts to write revolving around these comments. Usually if one person brings up a question in a comment there are many more readers thinking that same question.

This post is about creating your vision boards or dream boards to match your goals.
Once all your goals are written down and you have categorized all of them into your different areas of life you can start having a lot of fun with this!

First make sure you have goals in all areas of your life:

• Financial goals

• Career goals

• Spiritual goals

• Family goals

• Health goals

• Social goals

• Community and global goals

Now take an afternoon or a morning to gather up all the magazines you have and get your computer ready for a treasure hunt! Cut out photos from the magazines of all the goals you set. Go online and search Google images for the rest of the images to match your goals. Then print them out. Go to Office Depot and buy one of those white foam boards as big as you want. Glue your images in a collage format on your foam board.

Place this board in your home office right in front of you where you can see it very easily on a daily basis. I have one on my wall above my desk in our office and one in my bedroom in my prosperity area of our bedroom. ( Feng Shui).

You can also put sayings on your vision boards. I have one that says, “Ask, Believe, Achieve.” I have another one that says, “I am a Genius and I apply my wisdom.” That saying is one I learned from Dr. Demartini who is my favorite author and teacher.

Next, make sure you spend just 3 to 5 minutes each morning before you work and each night before you sleep just enjoying your vision board. This will ingrain these images into your subconscious mind and that part of your mind will begin to work to help you attract these goals into your life.

Dream boards and vision boards are powerful tools that you can use to help you reach your goals in a major way!

Another powerful action you can take is to watch these Visual stimulation videos which are free from TheSecret.tv. You can download them onto your desk top. I like to watch them at least 5 times a week. One is about how great you are and one is about making money.They only take a couple minutes to watch so stop what you are doing and take a few moments for yourself right now. You will be glad you did.

One of the foundations of our country is our right to our Freedom of Speech.

One of the very foundations that sets our country apart from many other countries is our right to our Free Speech as well as our right to read what we want to read, discover what we want to discover and to research what we want to know about.

It is just a given when we think of America and our founding fathers.

It was quite revolutionary back in those days to even fathom that you could actually write and read of your own free will and choosing. 

Well, not all countries are like that even with the information age upon us and we are right in the thick of it with search engines like Google who have figured on ways to have information at our fingertips! It is quite amazing when you really contemplate the nature of this giant cyberspace. The sharing of information helps the people control the government not the government controlling the people. 

This is a huge threat to communist countries who are dead set on keeping tight controls on their people and their actions and what they can find out about the free world and more. They do it in the guise of protecting their people from sexual explicit content and though it seems innocent upon the surface it is only a smokescreen to cover their real fears and control issues.

When China allowed Google into their country it was only by Google placing filters on their giant search engine that would keep out of China any information that my hinder communism. By gosh, what would they do with people who want to be free? Applied knowledge is power. And that is an enemy of Communism and all that it stands for.  

Now Vietnam is not happy with blogging. They are dead set on remaining in control so now they will be telling their people what they can and can not blog about. They also limit what their people can learn online. This is an atrocity towards human kind. It is the innate nature of mankind to desire to learn and to grow. 

What does this all have to do with you and blogging? We live in a great country and we should all appreciate the freedoms we do have and it is our duty to uphold our freedoms. That means as bloggers we have the freedom to write what we want to write and then it bears with that a great responsibility to blog with integrity.  

Freedom is never Free. There is always a battle raging somewhere to take away freedoms and to instill anarchies, dictatorships and communist regimes. We have a duty to show others all over the world that we respect our freedoms and that we will stand up and fight for them.In so doing, we show others in the world that we also write responsibly, that we choose our words carefully, that we respect one another and do not speak ill of one another and that we shoulder a great reverence for the words that come out of our fingertips and onto our blogs.

What are your financial goals this new year? How much money are you going to make?

People who write down there goals will achieve them much more than those who don't. You must write them down with a pen or pencil in your hand not typing on a computer or on your palm pilot. There is some connection between the hand and the brain that makes your goal setting much more powerful.

Figure out how much money you want to make in 2008. I mean how much do you want to make in adjusted gross income, not how much total before your Broker gets their share.

Write it down. Write it in the present tense as if you already have achieved this goal.

"I am so happy and grateful now that I have earned $300,000 this year."

Now, how are you going to make this amount of money? Look at how much money you made last year and how many deals it took you to make that amount of money last year.

I find that it is easier to work with the same amount of units but to raise the amount that you are taking home out of those units.

Here are some examples of ways to raise your income but not raise the amount of work or money required.

• Negotiate a higher percentage from your Broker or change companies to one that will give you a higher percentage but not require more outlay of expenses.
  
• Increase the dollar amount of your listings. If you are listing 60 units a year in the $150,000 range just raise that to listing the same amount of units but doubling the value of those units to $300,000 per unit.
• Stop spending money where it is being wasted like in Print Media and on more than 2 websites. Look through your expenses and see where you can curb some more spending. Every little bit will help to bring your bottom line up.

It is not about how many assistants you can hire or how many deals you can do; it is about how much of each deal do you keep? If you can raise that you will be making more money.

The other things you need to do in order to make more money in 2008 is to take time out for yourself. I like to say, work more on yourself than you do on your business. To help your bottom line, learn more and do more about bettering yourself by taking classes, reading books, meeting new people, expanding your horizons or hiring a coach or mentor.

In five years from now you will be same person you are today except for the books you read and the people you meet. You will also have the same income you have as those around you have. That is why they say to be successful hang out with successful people. It is contagious. Just as the opposite is.

I love the story about the crabs. If you put a bunch of crabs in a pail when one starts to climb out all the others pull him back down. Misery loves company and no one that is worse off than you wants you to climb out of the pot either so it is up to you to make the changes to attract different circumstances.

I have been coaching a couple of AR members who are having issues with their brokers who are keeping them down and not allowing them to spread their wings and fly. They need to change brokers! You need to be uplifted or else you will not make money and that is not good for the you or your broker.

So to all of us who are planning on increasing our bottom line and make more money in 2008 than we did in 2007; Here is a toast for you!

Our contest was to develop your skills in sharing what you do to a stranger or to use at a network function with some pizazz that folks will remember.

We had only a few people step up to taking this challenge and we really commend those that entered according to the guidelines. The only entries that were judged were those that were posted in the Contest post under the comments.
