Homeland Equestrian Community in Lake Worth Florida Market Report 

Homeland is in Lake Worth Florida but borders Wellington. The prices for Equestrian Living in Homeland are less than what you will pay to live right next to the showgrounds or in hacking distance to the showgrounds. Homeland is a  gated community right off of State Rd 7 or 441. The style in Homeland is a bit on the more country side with ranch style homes instead of the more Meditteranean architecture you find in the Equestrian communities in Wellington with the exception of Little Ranches. 

Currently there are 12 active listings in Homeland and one of our listings is located here in Homeland.

The prices range from a low of $ 360,000 for a home at 11295 Ira to a high of $1,250,000 for the home located at 11174 Hawk Hollow. 11295 is an approved short sale. That is a great price because the next lowest price available is $550,000 at 5350 Duckweed Rd. 

Two of the homes are CTG- meaning that they are still showing to look for back up offers because these are short sales:

5598 Reynolds Rd is under contract but accepting back ups in case the buyer walks. This home is listed at $ 759,000 and is sits on 5 acres and has a 4 stall barn.

6684 Audubon Trail is under contract also. This home is one of the lower priced homes in Homeland asking $425,000. This home has a 6 stall barn with 4 paddocks and it is cross fenced.

One of our listings is for sale at 6028 Sugarcane Lane in Homeland and is listed for sale for $599,777.

•  5919 Duckweed is asking is asking $795,000.
• 11700 Hawk Hollow has reduced their asking price to $799,000.
• 5288 is listed for $815,000.
• 11401 Hawk Hollow is listed at $825,000. 
• 11288 Manatee is listed for sale at $875,000.
• 11579 Manatee is asking $1,095,000. 

There are 2 pending contracts: 

6216 Sugarcane is pending. They were asking $525,000 and has been on the market for 152 days. 

5635 Reynolds is pending. Their property was listed for $749,900. It was on the market for 801 days. This was NOT a short sale. 

5 Homeland Properties sold in the last 12 months. 

• The lowest price that sold in Homeland was 6120 Duckweed which closed for $304,200. This was a great buy. It was a foreclosure and the person who bought it paid ALL CASH. The house was on the market for 310 days and needed to be renovated. But you can enjoy deer in your yard in the mornings on this 5 acres.

• 11183 Yellow Legs Landing sold for $485,000. This was a short sale and it was on the market for 150 days. The financing was a conventional loan. 

• 5738 Reynolds Rd sold for $610,000. This home was on the market for 106 days and was an ALL CASH sale. This home was also on 5 acres as are most of the parcels in Homeland. The other awesome thing besides watching deer in the morning is some of the ponds have otters in them. This was NOT a short sale. 

• 11351 Alligator Trail sold for $1,050,000. It was on the market for 641 days. The terms were convential financing. This home is spectacular. It was totally remodeled in 2008 complete with hurricane impact windows, a salt water pool and was expanded to be 5 bedrooms. There are a lot of upgrades in this home.

• 6781 Wild Orchard Trail sold for $950,000. They started out asking $2,300,000. If you notice when you are so overpriced in the beginning the amount you end up settling for is way less than if the home would have been priced to sell from the onset. This was listed with one of our friends who is an agent and he double ended this listing. The buyers paid ALL CASH. 

As you can see the prices for 5 acre lots with homes on them with and without barns and paddocks are less than what you will pay for the similar property in the heart of Wellington near the showgrounds. Homeland is about ten minutes away from all the equestrian events. You will need to trailor your horses to the showgrounds from Homeland.

You will love this kitchen that has been totally renovated. All the cabinets are hard wood and custom made and also including roll out drawers. Even the knobs have been chosen to reflect the style and just those knobs alone cost $15 per knob. The counter-tops are made from imported quartz that was imported from Australia. The sink is a real porcelain chef style sink that needed to have a special brace installed to hold it in place. The kitchen also overlooks the lake.

The formal dining room is an enclosed room that can be easily transformed into a 4th bedroom by adding a closet which the current owners will have built for you if you need to have 4 bedrooms. Double french doors can be opened for dining and company. There are antique chandeliers that stay with the home. Some of the chandeliers are real Survaski.

The First Schoolhouse in the town of Lake Worth Florida was built at 414 Lake Avenue currently the city hall annex in Lake Worth. The city hall also is home to the Lake Worth museum.

Downtown Lake Worth is about 20 minutes east of Wellington Florida and the Lake Worth beach is just over the bridge from Downtown Lake Worth. You can get to the Lake Worth beach quite easily from Wellington because you don't even have to make any turns. Just get on Lake Worth Road from South Shores in Wellington and stay on Lake Worth Rd east all the way until you get downtown. How simple is that!

This First Schoolhouse was built in 1912. In my video below I make the mistake of saying in 1940. Sorry about that. I did not realize the mistake until after my Flipvideo was full.

The town of Lake Worth used to be called Lucerne but when the first postmaster F.H. Billups found out that there was another town called Lucerne in the state of Florida,  the representatives changed the town's name to Lake Worth.

The first schoolteacher in this school was Amanda Snyder.

Lake Worth Schoolhouse was built with Florida pine wood and was 24 feet by 36 feet.

Jean Childs Addison was the first girl to be born in Lake Worth in June of 1913. She was still alive in 2004 and still living in Lake Worth. I am trying to find out if she is still alive today.

In 1916 the school house was torn down and a new concrete building built in the same spot. Today that is the present City Hall.
