We just closed on this Short Sale- Moorings Waterfront Condo. It was a beautiful Condo on the Florida Intracoastal that was purchased right before the bubble burst for over $450,000. We just closed on this condo in the Moorings for $225,000. The Moorings is located in Lantana Florida on the water with fantastic views of the intracoastal and a marina right next door. There are boat slips right at the condo also.

The short sale lender was HSBC. The intake department leaves much to be desired and their phone system is very inadequate. There are too many numbers and they get switched around. When you get India, you just hang up and place your call again.
We received the run around for over a month in spite the fact that we had a cash offer on this unit and the buyers were ready to close right away. Of course the sellers wanted to get closed right away too. Once we have tried to use the normal channels to no avail Nestor begins the climb of the chain of command and continues that climb until we find someone who cares enough to listen.
Our sellers were having some serious financial issues with many of their properties being sold short. In this particular instance one of the owners was a senior citizen who did not have email and did not live in the area. He was still working and now his credit was shot.
Nestor finally found someone who would help us, we got our negotiator assigned who then after the BPO came in low, wanted the sellers to execute a promissory note for a lot of the loss. We are sitting here thinking, did you not read their financial statements to see that they are worse off than insolvent?
Nestor kept negotiating on this issue about the promissory note and after a while of back and forth, they decided that they would give the clear to close without conditions on the short. So we were able to negotiate the promissory note out of the deal. Wells fargo owned the note and HSBC was the servicer. Wells Fargo is very much into getting promissory notes from homeowners for deficiencies.
Not only that but right after the closing the sellers received a letter from HSBC apologizing to them for the poor treatment they had received. The upper management and the public relations departments of HSBC went the extra mile making phone calls and writing letters to us and the sellers. I was quite impressed that they would take the time to do that and it goes to show that some lenders do care about their reputation and public relations.
