Loxahatchee Groves Florida Real Estate News

The Administrator of the town of Loxahatchee Groves stated that the most important things on the Loxahatchee Grove town’s agenda for 2010 are:

  • The Comprehensive plan being completed
  • Land Use Regulations in place

Before that can be accomplished the Loxahatchee Groves town has to settle the law suite that was brought against them by Callery-Judge Grove over the town’s comprehensive plan regarding traffic patterns on Okeechobee Blvd.

Once this is resolved the town of Loxahatchee Groves will be able to finish up their land development regulations.

These regulations will result in more code enforcement that will be brought in through phases. This is the one part of Palm Beach County that does not have a lot of rules and such. Most residents live in Loxahatchee Groves because they want to own their acreage and not be told what to do, what they can have on their property, etc. There is a balance that the town is trying to create.

The Loxahatchee acreage area is one of the last western communities area that allows trucks. There are a lot of nurseries there that depend on trucks moving trees and produce. There are also a lot of home based businesses in this area like plumbers, tree cutters, landscapers and those who even work for companies that use trucks in their day to day operations. They have always been able to keep their trucks on their property. This will be one of the parts of the regulations that will be worked on.  If you own a business on your property you need to be involved in the decision making process- show up for the meetings and voice your concerns and do your part to protect your property rights.

Initially as they set the new rules, they will send out code enforcement workers not to cite violations but rather to educate the residents of the new rules. They will give a lot of courtesy notices and time to remove violations. The Loxahatchee Groves Town administrator says he wants to stress compliance rather than inflict punishment.

Another project that is going to take the town of Loxahatchee Groves about 5 more years to complete is the roads. There are a lot of dirt roads and again, many of the residents that moved there want to keep it that way. They ride their horses and off road vehicles along those roads. The town has to take care of the maintenance of those roads now.  Big trucks come in and grade the dirt roads. They will add some new kind of material to the dirt roads making it easier to grade and maintain.

It looks like having a newly incorporated town is a lot of work. We wish them well and most of all, we wish all the residents of Loxahatchee Groves a happy new year and that they are happy with any changes made to their community.

Loxahatchee Groves Signs $240,00 Contract With PBSO.

The Loxahatchee Groves Council voted and approved to a contract with the Palm Beach County Sheriff's Office for the amount of $250,000 per year to maintain the current level of coverage of the new Loxahatchee Groves town. The town had first considered a $500,000 package for 24 hour full time protection but reconsidered and decided on the lower amount. They will not have an office in town right now because the Town Of Loxahatchee Groves would have to cover the expenses of the office.

Some residents wanted to know why they were not getting full time coverage. But the council replied with the fact that they did not get incorporated for more police protection but to protect the rural country living residents enjoy. The agreement is in effect now. The deputies will not do code enforcement duties so please do not call the Sheriff for those infractions.

Loxahatachee Groves hired Calvin, Giordano & Associates to take care of code enforcement for the town. They do not patrol for infractions but will come out when someone calls in a violation. Then the person who is committing the code violation will be served with a citation.  There have been 7 calls for violations in 2 months. If you have a complaint you can call the town office at 561-793-2418.

Loxahatchee Groves Is Considering A Moratorium On Building Requests

Loxahatchee Groves is a western community adjacent to Wellington Florida and to the west of Royal Palm Beach, Florida. It was part of Loxahatchee which is an unincorporated part of Palm Beach County until it voted to become its' own little town, municipality. Loxahatchee Groves consists of mostly 5 to 20 acre parcels of land with horse ranches and plant and tree nurseries. The people who live here are very protective over their privacy, their freedom to live the way they want to and to prevent developers from coming in and building communities. This is the last rural frontier of Palm Beach County. Suburban demand for housing is creeping closer and closer to this area.

Now I do not think the counsel members reLoxahatchee Groves Palm Beach County Floridaally thought through the impact a decision to incorporate would have on the area. Once you are a town you have bills to pay. No one wants higher taxes and no one wants any growth; both bring money to the table. A Church put in an application to build their house of worship in the boundaries of Loxahatchee Groves.

Counsilman Dave Autrey suggested that the town of Loxahatchee Groves put a moratorium on considering, viewing or approving any requests for building anything until it comes up with its' own zoning regulations and comprehensive plan. As soon as the town incorporated it was inundated with developers' proposals trying to cash in on what they may have thought of as a open field day.

Right now all applicants must start at the county level first before coming before the town of Loxahatchee Groves for any approvals. Many of the residents of Loxahatchee Groves have lived there for generations.
