Grand Prix of Wellington may actually refer to either of two equestrian neighborhoods in this corner of Florida. When you start roaming the beautiful streets of Wellington Florida, you may eventually notice that road signs are pointing to two directions when it comes to Grand Prix Farms. The first of these two neighborhoods, Grand Prix Village, is just a stone’s throw away from Pierson Road. It also happens to  be right next door to Equestrian Club, another expansive and lovely gated community in the area.

There are two Grand Prix Farms in Wellington. It is a bit confusing for some people when they first move here. Just as there are two Equestrian Clubs- one has "Estates" in the name, the other does not. But with Grand Prix Farms it is easier to tell which property is in which Grand Prix Farms. 

One Grand Prix Farms is actually called Grand Prix Village and is located off of Pierson Road in the Equestrian area in Wellington Florida, home to the Winter Equestrian Festival, jumper/hunter events, dressage events and the winter place to be for the game of kings- Polo Championships. This one is right next to the showgrounds and most of the properties are in hacking distance to the show grounds. Most people call this Grand Prix farms.  Here is the sign for Grand Prix Villages:

Most farms are on at least 3 acres of land in Wellington. Most of the farms in Grand Prix Farms are working equestrian facilities where you can board your horses for the season or year round. You know this Grand Prix Farms based on the two street names in here. If the street name is Grand Prix Farms Road or Old Hampton Road- they are in the Grand Prix Farms off of Pierson Road next to the show grounds. 

The other Grand Prix Farms is off of Lake Worth Road right next to the Equestrian Club and the street in this area is Via Christina. Below in the market report there is only one property listed for sale in this section. This section is right next to the Polo Fields. Here is the sign at this entrance:

The highest priced farm for sale in Grand Prix is listed at $28,900,000 Million. 

3148 Grand Prix Farms Road is an Equine Facility- Everglades Dressage LLC-  is on over 13 acres of land next to the showgrounds. You can walk to the showgrounds from this facility, ride over to the showgrounds or use your golf carts to shuttle there. 

The 18 stall barn has a 1 bedroom- 1 bathroom manager's apartment. The grooms' apartment sleeps three comfortably and the owners apartment has 2 bedrooms and 2.5 bathrooms, a kitchen and a large living room area. 

There are two arenas- one is 215 x 105 which is the covered arena. The outdoor arena is 216 x 88 with a mirror. The property also has 8 paddocks, a 6 horse walker, treadmill, hay storage, feed room, generator and a fly spray system.

The lowest priced farm in Grand Prix listed right now is $ 4,900,000 Million. 

Located at 3508 Grand Prix Farms Drive this farm is a great opportunity for income during the equestrian season here in Wellington Fl. 

This farm has just shy of 3 acres. There is a 16 stall barn with a fabulous owner's lounge. This farm also has separate staff living facilities. There are 2 tack rooms. 

The RISO 2000 Ring has the best footing and has recently been expanded. The stable is equipped with ATV and JUMPS.

The other five Grand Prix farms that are for sale right now are: 

3205 Olde Hampton Drive listed at $12,950,000 Million on just over 12 acres. 43 stall barn, 6 wash stalls, 2 offices, 4 tack rooms, 6 storage rooms, one feed room, owners' lounge located on the second floor with a great view over the sand arena and the grass field. 

3256 Grand Prix Farms Road- F3 Properties LLC-  is listed at $10,675,000 Million.  This is an income producing farm. The stalls can be rented out for $12,000 per stall per season. This farm has 64 stalls. 

3410 Old Hampton Drive is listed for sale at $ 9,900,000 Million. This property sits on about 3.5 acres and has old world charm. The design and elegance that went into the construction of this facility is for the most distinguished of tastes.

The best footing has been put in the arenas with mirrors and has both a jumping arena and a dressage arena. There are 4 paddocks, 3 wash stalls and a hot walker. There is an owner's apartment, a manager's apartment, a separate studio apartment and rotunda. 12983 Via Christina is listed for sale at $4,997,500 Million and sites on over 5 acres of property. This facility has 22 stalls, groom's quarters, an office, a 2 bedroom owner's apartment, paddocks, tack and feed room. It also has a 14,600 square foot covered arena which is 72 x 204. 

There are no currently pending properties in Grand Prix Farms. 

Two properties sold this year in Grand Prix in Wellington. 

Whoever bought 3601 Olde Hampton Drive #7 got a bargain price closing for ALL CASH at $650,000. The quarterly HOA fees on this property are at $7,000 per quarter. This was NOT an entire farm. This is a section , like a piece of a farm so to speak. Notice the address at #7. There are some horse properties that have permission to be sold in pieces, sort of like a condo but in the equestrian world. It is called the Canterbury Condo Farm.  They only bought 312 square feet so while it is the lowest sale it is really not comparable to selling the luxury equestrian farms in Grand Prix. The new owners do have access to two paddocks, grooms' quarters, feed room, tack room and a wash stall. 

$4,950,000 Million was the ALL CASH selling price for 3490 Grand Prix Farms Road. The pending date was May 9,2011 and the sold date was May 31, 2011 so it was a quick closing. The original asking price was $6,900,000 and it only was 169 days on the market which is excellent for this price range. 

From this property the new owners can hack to the showgrounds and enjoy14 stalls, 2 wash stalls, 3 grooming stalls, a 1 bedroom guest apartment, a 2 bedroom grooms' apartment, an owner's lounge, an office, tack and feed rooms, a laundry room and a good sized sand ring.
