The BPO is at the third party Lender. Nestor had this unit priced just right and then after we had an offer on this condo the initial BPO came in way too high for the development. Freddie Mac sent down an agent who lives at least 1 hour to the North of Wellington to do the BPO. Nestor showed him the comps and justified our pricing of the unit. The agent went back 6 months and used a comp that was not even relative to this unit mostly because he did not consider the prices dropping since 6 months ago. We had a unit pending at a lower price but the BPO can not use the pendings. Needless to say the BPO came back too high for what a buyer will pay in this development.
Nestor filed a complaint with Freddie Mac and after 30 days of working in our sellers' behalf, Freddie Mac had the same agent do a BPO review and he finally brought it down to more of where it needed to be.
Now we just reduced the price of this 2 bedroom, 2 bathroom Andalucian model at 11720 Saint Andrews Place Unit 206 to $169,777. This is great news for our seller and whoever the new buyer is going to be!
Now we are in the right market price!
If you have been waiting for this unit to come down in price and need a place to come for the Jumper and Polo season this is a great second home for you, your grooms, your riders.
