She is one classy lady, who was recently widowed and no longer needed such a big house.
Aida and her departed husband had quite the life together and a very interesting family history which she was very excited to share with us when we met with her to list her home.
How did we get her listing?
She called us because we sent her our expired listing package.
Aida tried to sell it her house with another agent that we know in our area but their personalities did not click and the list price was too high.
Nestor was very clear with showing her with documentation of her competition and the market's declining values.
We take one year listing agreements and during that time we helped Aida see the current market values for her square footage in her neighborhood.
The selling feature to this property is that it is in Binks Preserve- a very sought after Lennar built community on a golf course close to all the Equestrian events and popular schools.
We knew in the beginning that this listing would sell which is the number one factor in whether we take on a listing or not.

Katerina, What a nice success story. The photo of her does look beautiful but the picture of your client and Nestor is priceless! I should think to do that more often.
Roy and Travis- I have written a lot of posts about how to write copy for expired listing mailings. You can look under my tags, expired listings, marketing, etc.
But we don't share our actual letters. We develop customized copy for agents who hire us to help them with their expired marketing campaigns. We only work with one agent per market also. Katerina
