Looks like a great value! I don't know much about Florida real estate, but the price seems low - especially compared to our California prices. How are you do on short sales in Florida? Are the banks approving them? We have so many here and agents are having a difficult time with the banks. We have gotten a few approved but unfortunately my fellow agents are not doing as well with their short sales. They all seem to be frustrated by them right now.

We have had good success with short sales here. In fact on this condo in particular, the bank knows we are lowering the price. They do not want to take the condo back. They asked the seller if he had an agent, he said yes and they told him to lower the price. It is below what he paid for it. This is a VERY low price for Wellington Florida. The prices here are very high. The median price for our area is over 400,000. I will do a post on doing short sales in the near future. We have several others and get more every week. There are also some great posts on working with short sales. I find that when agents are having a hard time with short sales it is because they do know how to follow the steps correctly in the beginning. The banks are so busy and if you do not do your paperwork correctly the first time you will get put on the bottom of the pile. Katerina
