Loxahatchee Groves is a western community adjacent to Wellington Florida and to the west of Royal Palm Beach, Florida. It was part of Loxahatchee which is an unincorporated part of Palm Beach County until it voted to become its' own little town, municipality. Loxahatchee Groves consists of mostly 5 to 20 acre parcels of land with horse ranches and plant and tree nurseries. The people who live here are very protective over their privacy, their freedom to live the way they want to and to prevent developers from coming in and building communities. This is the last rural frontier of Palm Beach County. Suburban demand for housing is creeping closer and closer to this area.
Now I do not think the counsel members re
ally thought through the impact a decision to incorporate would have on the area. Once you are a town you have bills to pay. No one wants higher taxes and no one wants any growth; both bring money to the table. A Church put in an application to build their house of worship in the boundaries of Loxahatchee Groves.
Counsilman Dave Autrey suggested that the town of Loxahatchee Groves put a moratorium on considering, viewing or approving any requests for building anything until it comes up with its' own zoning regulations and comprehensive plan. As soon as the town incorporated it was inundated with developers' proposals trying to cash in on what they may have thought of as a open field day.
Right now all applicants must start at the county level first before coming before the town of Loxahatchee Groves for any approvals. Many of the residents of Loxahatchee Groves have lived there for generations.

Funny, we were just having our own conversation of land owners privacy issues and new development (Like the house built right over mine - but thats another story) over dinner this evening. I certainly can understand why a community would want thier own rules before they started letting everyone come in and build.

We need to have homes for people moving here. I am on the side of property rights. Katerina, this sounds like my kind of town. Not Chicago. How much is a five acre fixer. I assume that the town council will let me "fix" my house? How about "adding on"?

We live in Wellington Florida. Loxahatchee touches Wellington. You can only choose one town to have your profile and points in. I chose Wellington because we work mostly with the luxury homes and equestrian homes in Wellington. We do have listings in Loxahatchee. I was thinking of having Nestor in the Loxahatchee profile but we some time issues with that. I just started blogging with Loxahatchee key words. I started a Squidoo lens on Loxahatchee. a couple of months ago.
Yes, the town will let you fix the fixers up. They are going to have a vast range of pricing. We have a 5 acre parcel listed with no house on it for $ 350,000. There are parcels available for 300k to 400k and you could get them lower than that right now. Some offer seller financing. These are parcels with no homes on them. Just land. Katerina
Katerina, Five acres is obviously large enough for horses. Is Loxahatchee positioned to "share" the horse property demand created by the big equestrian infrastructure in Wellington? A fixer on 5 acres would still be my first choice after what you said about a moratorium.

The moratorium is not for folks building their own homes. It is for developers and businesses who want to build commercial properties and who want to build like zero lot line homes. You can one horse per each acre. Many people in Loxahatchee Groves build stables and paddocks and sell boarding services. I'll write some posts about it. Katerina

Development and growth are always difficult issues. I agree with you about folks who move in and then want to shut the door behind them. Ideally there should be a balance - I hope Loxahatchee finds a way to allow growth that will enhance the community while not changing the nature of what it is.
