This is way below what he bought it for, not funny! And this is another development we told our clients not to try to flip in and not to use as rentals if they are using ARMs where when the rate is adjusted they can not pay the difference out of their own pockets. You don't pay 300k to get rent for 1,200! The MATH does not work! Katerina

Jeff- That depends on where you go. Most of Wellington is single family homes, luxury estates and horse ranches. Even the townhouses are upscale. There are just a couple of Condo developments. The sales prices of these condos at the peak of our bubble were in the low 300k range. The condo market takes the first and biggest hit. West Palm Beach on the other hand is doing good on condo sales and new ones are going up and being sold before the are finished. But in Miami and Ft Lauderdale the prices plummeted 58% in some places and so many investors are just walking away. With Wellington we are selling a lifestyle more than a home. The average price here is still over 500k but we do have some great bargain prices on short sales. This owner of this condo owes much more than the asking price we just lowered it to. Anywhere in this county you are going to get a tiny 2 bedroom condo or townhouse with 800 square feet for 160k and up even in this down turned market. Katerina
