This property finally closed and even though it was not a short sale it had its' ups and downs.
We first listed this property a couple of years ago.
We got a great offer on the property from an agent in Miami for some clients she had been working with for a long time. These clients chose to use a mortgage company who none of us had heard of.
We have to put the listing in CTG in our MLS once we have an executed contract on the property. In the market a few years ago it was tough to get anyone to view a property once they knew it was CTG. Being that this property was NOT a short sale most agents would assume the deal is not going to fall apart and therefore not waste the time to show it.
We kept getting all kinds of promises from this lender. We knew that the lending guidelines were getting really tough about that time and we felt this company was still operating as if there were sub-prime no doc loans available. Needless to say after much wasted time and our refusal to work with anything that appeared to be fraudulent the deal died.
This left a very bad taste in the mouth of our seller. We mutually decided to take the property off of the market. He would just wait for a while as this was his second home and he is not in desperate circumstances.
No doubt he received a lot of expired listing letters and postcards from agents who will not work on short sales in this area. But through it all, he would simply say that when he was going to list his property again it would be with Nestor and Katerina Gasset of International Properties and Investments Inc.
That time came again a few months ago.
We re-listed this property. Nestor came up the right asking price and within a month or so we have 2 offers on this property in Loxahatchee Florida. The seller chose the best offer and terms and we closed after the buyer obtained their financing.

Adam- Thanks- we had 6 closings in May, about 4 or 5 more this month, moving along. Now we need more inventory. We feel very uncomfortable when our listing count drops below 50. We have about 18 of our listings under contract so that is great however, you must keep that inventory up. Katerina
