Western Communities Land Use Battle Will Have To Produce Another Plan.

palm beach county florida After long meetings and two years of discussing the future of the farmland west of Royal Palm Beach ended with the county commissioners on the advice of their attorney scrapped the 2005 Comprehensive Plan. The State of Florida planners have not yet approved the Sector Plan and now the plan is in court waiting for a judge to decide.  The county and the state have different ideas as to how to develop the western area of the county. The state says the county should do more impact studies and research. The county says that by this scrapping of the 2005 plan gives them the chance to start all over again and decide what type of building should go on in the western farmlands.  

Landowners of large parcels are not very happy with all of this mess. Callery-Judge Grove who owns the orange groves in the western area wants to develop his land. The county wants to tell him what to build and there are many area residents who do not want him to build at all. So much for private land rights. Some residents in the area say that by the county scrapping the 2005 plan that will just open the door for the landowners to start submitting their own plans for each development. The county still has to approve each plan. Callery-Judge and GL homes both say they are going ahead with their plans and will present them to the county. This has been an ongoing situation and now it looks like it is not going to be decided for some time to come.

The western farmland is west of Royal Palm Beach, North/west of Wellington and next to the Acreage and Loxahatchee Groves.

Katerina, I don't think it is as simple as individual rights vs public domination. Whenever I go to Mexico I'm appalled at the lack of urban planning. Unrestricted development leads to ugly chaos which affects everybody's land value.

I believe in property rights but not chaos!

Good subject for conversation.

Bill- I do agree with you in that you need to have a good infra-structure. I know we do need planning and zoning. But too much of it is political and who you pay off to get your way. The developers in this situation are very good at making their projects look really nice. We are talking density here of homes, not a bunch of rift raft and junk and strip malls. We are talking more homes for people to live in. Katerina

I think that planning is a good idea but it often gets out of hand.  It sounds like years of planning have accomplished nothing in this instance.  I wonder how much longer there will be orange groves in FL?  It seems like more and more people are moving there each year.

Katerina, it sounds like politics are getting in the way of getting anything accomplished.  That is so FRUSTRATING when that happens and it happens so often.  On this little local level and then much bigger at the national levels.

Rita- The canker disease has destroyed much of the orange groves. Florida's orange production is falling by the wayside and we are importing more oranges from other countries. But the environmentalists are saying that developing this area is not good, yet, orange groves are also not good for the earth with the pesticides and such. Katerina
