Are you fishing with the right bait? Active Rain is a great platform that the search engine spiders like to come and check out to see if there is any good content they can feast upon.
In order for you to get calls from sellers who want to list their properties with you and buyers who want to buy a property with you as their agent you must go fishing but just as the fish won't bite if you do not use the right bait so the consumers will not bite if they can not find you or you do not provide them with the right bait.
You can write great content and that is very important but if you are not using the right long tail keywords that matches your content your blog will not get found by the consumers who are searching.
Using general keywords is good and has a place but you are going to get much better and faster results with longtail keywords.
With highly competitive keywords you may get lots of leads but is it leads you are looking for or are you looking for that seller or buyer that is looking for you? While general keywords can generate lots of leads, the quality of those leads are poor to say the least. That is why I do not like adwords campaigns for real estate. You see, the time you spend sifting through leads to see if they are good or bad is time that can be better spent working with buyers and sellers who are ready to buy or sell today.
You get fewer calls from longtail keywords but those calls are high quality and within a month or so from making a buying decision whereas someone who calls you based on a general keyword is anywhere from 6 months to 1 year down the road from making a buying decision and many times they also are not set on the location of where they want to live.
On my blog I get a lot of questions from AR members as to what is a long tail keyword.
A general keyword would be, 'Florida Real Estate'. Now how competitive do you think that is? There are 15,900,000 pages with that key word listed in Google.There are 26,949 searched per month for 'Florida Real Estate'. Even if I ever come up for that term when you think about it what are my chances that the person putting in that search term would be moving to or selling a house in Wellington Florida?
Even if I use the term Wellington Florida Real Estate; that is still too general. Not only that you have websites where someone is paying to be on top of that term. I don't want to compete for that term. A person looking for Wellington Florida Real Estate is still too far out in the buying and selling decision.
For the best results where I do not have to sort through tire kickers and people who are a long way out in the decision process I like to find keywords that have less than 6,000 searches per month on Google.
I want the call just like I received last week from a lady looking to buy a home in Buena Vida Wellington Florida. 'Buena Vida Wellington Florida' is a long tail keyword. When I answered the phone she said, " I want to talk to the lady who is the expert on Buena Vida homes." I have written a total of 1 post for Buena Vida Wellington Florida.
Those long tail keywords just procured me a buyer who is ready to buy at the end of January.
Our main long tail keyword is Wellington Florida Luxury Homes. This is what you see when you put that search in Google:

Notice that our Active Rain blog is on the first page 2 times, Localism is on one time and our website also gets a spot. These are the kind of results you want to be getting. Hoobley has great SEO and I need to start posting listings on Hoobley. It is just time consuming and not automated. Move.com has the first spot and it will be tough to ever beat them out. I am not that interested in doing so because I have found that most people do not go to the first 2 sites on page one if they are really serious searchers and are ready to make a buying or selling decision. When I am really searching for something I skip over the first two sites that come up because the meat of the stuff I am looking for is usually at #3 to #10.
Now let's do a comparison for a Localism post that I did with the longtail keywords,' Cats Gymnastics' and ' Cats Gymnastics Wellington'. If you notice that when we do a search for just 'Cats Gymnastics' we come up with sites that are above my post that have nothing to do with what we want to find which is a Gymnastics school in Wellington called CATS gymnastics.

But when we add the word 'Wellington' to the search my post comes up much higher on Google and I get 2 spots for my Active Rain blog post about Cats Gymnastics.
This is why you want to write posts using the longtail keywords. So write about your neighborhoods, the local schools and events in your area. Since most of the online searching is done by women think like a mother when you write your posts. What would a mother want to know about before moving to your area? For sellers, think what do sellers want to know about before they list their home with you and I can promise you it will not be about how great thou art! Write for their favorite radio frequency, WIIFM.

In my opinion, the average client will click 1 and 2 more than 5 and 6... and possibly even 3. It's even been proven that the first 2 links will see more clicks than the 3rd and 4th.... and it is common sense. There are simple free tools you can use. I like more extensive research so I pay for keyword tools that Internet marketers use.
What are some of the parts to retirement someone would search for. Break down each one of those elements on your competitive keyword.
How about: How to retire before the age of 65?
Use specific retirement plan words too.
Senior retirement strategies that work.
what is the right investment for 40 year olds.
Take any of the posts that you have done already and look for longtail possibilities within the posts and then retitle them. Katerina

I suppose that depends on what research we are looking at and what the searcher is doing in their search. I said that when I am doing research, I meant the nitty and the gritty of a subject matter. The juice is usually down a bit more and most heavy internet users know that so we automatically skip down a few sites.
Yes, most people will click on #1 and #2 but they also click out as fast as they clicked in. On my statistics I can pull up the google, yahoo and msn search pages that showed up when the consumer searched their term. It will also show me what they clicked. I can tell you that nearly every time that I am #4, 5, 6, 7, and 8 they clicked on my blog post and not the ones above me.
Maybe I have great descriptions that show them that is what they want to read, I don't know that part for sure.
The lady who called me about Buena Vida is 67 years old and told me she knew not to click on the sites with move.com and the main website for the community. She did click on my post which was #4 and she is ready to buy a house. It is a better quality consumer.
I have also found that with my other online adventures in different arenas from Real Estate. Katerina

Katerina- I have always been a big fan of the long tail and know it works very well. I don't think many people use it but my bloglog is a fantastic too for tracking how people find your posts. Most think of my bloglog as a tool to see who has visted your blog. That is nice but their tracking software is fantastic!
On a side note - What program are you using to make your demonstration on this blog that details the Google search with the red arrows?

Margaret- You come up at #19 and that is the bottom of page 2 of Google for the key words Anne Arundel County Relocation. I believe that term is too general. Counties tend to be larger than towns. CallMike.org is your biggest competitor. You need to use longtail for Crofton and specific towns and neighborhoods. I will look at it again. While I appreciate the post and hate to disagree - from an SEO perspective, long tail is what people cling to when they can't get short tail. Long tail are the terms you are searchable by without trying. Long tail terms are only important when
1. you are competing for highly competitive short tail terms
2. you are still in the sandbox for the first few months of your blog's life
If you are relying on long tail terms after the first few months, re-evaluate your blogging style, keywords and overall blogging/seo strategies.
Katerina. I like the insight into differentiated Long Tail vs. shorter search terms. I will say that I disagree with the portion of your post where you say "general keywords can generate lots of leads, the quality of those leads are poor to say the least".
How are you judging the quality? I have found that if you perform systematic and consistent follow up to the leads you will enable the prospects to rise to the top. Truly you only know the "good" from the "bad" lead when you have the commission check in your had. I find real estate professionals try to judge leads a bit too much instead of just working away on the leads :)

Mary- I admire you and follow your blog religiously. However, as a full time agent in the field I have found that from experience that the consumers who actually pick up their phone and call me and are ready to buy or sell, are ready to move now, are ready to make a decision now and know exactly where they want to live and are just narrowing it down to the elementary and high schools and exact developments are ALL from longtail searches they have put into their search box.
On the other hand ALL the email leads we get from major key words are not decisive, don't know yet quite where they want to live, are curious, some are tire kickers and some can be put into a follow up database and others are an utter waste of time or should I say, not the highest and best use of my time.
While there are agents who feel that the more leads the better, I am not of that group. I am very picky about who I work with. I always weigh it all with the highest and best use of my time. I do not want to fill my database with leads that may or may not ever come to fruition. Sifting through leads and chasing them down is not productive from my perspective.
All my longtail search consumers have already decided before they called me that they will use us to list or buy. There are no interviews, no sales pitches. These people have decided. Now that is what I call using my time productively.
I also believe that one day the big boys will take over the very high priced keywords and the independents will survive this with blogging with longtail, like owning the parks, schools, neighborhoods, etc. But that is beyond the scope of this post.
In the IM world beyond Real Estate there is also this division over what is best, longtail or short tail. However, even the studies that internet marketers have done with their highest qualified leads and when they track their sales; they find that the real money was in the long tail because someone searching for 'Diet' does not know what diet they want to go on but someone searching for 'detox tea diet for weight loss' has narrowed down their buying decision. Of course people are searching for the longtail keywords. Read my comment to Mary here in the comments. I am living proof that it works. We get our business from 3 ways, Expired listings, referrals and blogging on Active Rain! Agents give me the glossed look too. But they don't even blog here!

James- This is my opinion of what a bad and good lead is. After being in the business for the length of time and paying my dues learning the ropes and such I have come to the point in my career and my life where I judge everything with the highest and best use of my time. Nestor is worth at least $600 per hour and I am worth about $400 per hour at this point in time. We get our business from 3 sources by choice-
1. Expired listing packages
2. Referrals
3. Blogging and our website
Now this has come to be through figuring out what we can do to earn the most net in the shortest period of time. We are heavy listing agents, work on with buyers by referral. We do not run any media ads although we do use the press for press releases and notoriety. We have made a good name for ourselves. I also coach for more than above average fee.
So if it takes me 3 hours a day to stay on the phone filtering through leads, entering them in my database, cultivating them over time instead of playing and homeschooling my 5 year old and holding my grandbaby, well, I know the answer what my answer is to that.
I do not make calls anymore. The customers call us and then we qualify them. We refer the ones out that we are not going to work with based again on what is the highest and best use of our time.
I would rather blog in the middle of the night and have Nestor sending out our expired packages and networking with agents to gain referrals and our present customers and past customers for the referral business.
We get to go where we want to go, when we want to go, and we do. We go to the beach twice a month, we play with all our kids, spend time on hobbies and passions and we live life.
Calling leads is not in that plan. When I get a call from my blog, that person has qualified themselves, there is no interview, most of the time we get the listing over the phone. The people connect with my personality and I attract those people to me that respect my time, do not play games and are ready to make a decision now or within the next few months.
Of course if you like to do your business by calling hundreds of leads each week than that is your decision. That is the great thing about our business, you can run it the way you see fit. Katerina

THis is a very good post.And It gives me some great ideas. Most of us realtors are greedy and want the whole pie. You can't have the whole pie, so take it one bite at a time.
I loved every word in this blog! Great information for everyone to use, but even better for relatively new agents, that want to get a foot up on the more established agents that; "Don't answer phone calls or reply", "Don't answer emails", "Don't know how to operate a computer", "Don't have a website!".
I just hope I can have some of the information implemented quickly! Probably won't be spending much time blogging, if I'm putting this information in motion!

Great post! Relying on content and keywords, my website, WestportCTProperties.com, has gotten to the first pages of Google, Yahoo and Msn, using the general keyword phrases, Westport Real Estate, Westport CT Real Estate and Westport Connecticut Real Estate. I hadn't really considered that writing pertinent blogs, using the long tail keywords, can be just as effective in getting top page placement and then hopefully having readers link to my webpage.
Now to think of something to write!!!!

But what I have found is the leads you get from general key words is way out there on the timetable to buy or sell. But longtail you get them ready now and they are more loyal.

that is a longtail keyword.
But even better would be;
Madison Alabama Christmas Tour of Homes
That is a great longtail keyword and a great keyword rich title.
On your last few blog posts you used all bold. You should not do that. The spiders want to see only keywords of relevance to the title in bold.

Katerina - spot on post. The one competitive advantage a agent or any small business owner has in search is local and long tail. Don't be afraid to blog very specifically about a street, a park, a local landmark. This not only applies to your blog but your website as well. Diana- I love SEO and it is so exciting to know you can get to the top of Google for search terms in such a huge internet! I wish there were 2 of me too! I just did not sleep for about a year to get up to the top, now it is maintaining and doing new projects. I do coaching and am writing a book on short sales. We now have a great assistant who has taken a big load off of us. We work with listings, so that helps us with time management as well. We have a buyers agent.

It works! I've been using longtail keywords on my AR and Wannanetwork blogs since I've been blogging here. With the right longtail keywords you really can crack the top page quickly. A good tool to use in research is google adwords.

Great post. We've always tried to use long tail as much as possible to shorten the buying cycle and it usually works.
As all above this is great info...i'm new to AR and blogging and in the overwhelmed stage. I am going back to my bloggs and add some words that might make them stronger. I will be hunting up some of your other blogs and 'catching' up on other hints...i like your style as it's easy for a non tech person like me to grasp an item or two I can work on...then i can go back and pick up another hint i can work on etc.
also..by the way...i have only tried working expires once...but seemed like by the time i got there they were already 'resigned' do you mind sharing what approach you find working for you?

Thanks for the post. I hear two different stories about the internet all of the time. One is that the web is a tool for bringing international peoples together. Two is that real estate is a local business. I have heard that I need to be blogging about my home town Norman, Oklahoma. But, on a grander scale, I would like to reach people in Florida and North Carolina (for example) to know about me in case they want to move to Oklahoma.
So, after reading your post and remembering others who have said the same thing, I think I FINALLY GET IT. If I blog about my local town, sub-divison, football team, great eatery, etc, I will be relevant to persons in other states searching for those items.
A QUESTION: Are you saying that a longtail key word would be The University of Oklahoma football team? Also, would a longtail keyword be University of Oklahoma Faculty Heights area? Thanks.
Great, I am doing this and didn't even know what it was called. And I have gotten one referral and one listing because of my blogs on Elkhart County, Indiana! I am now doing a series on subdivisions inside the townships of Elkhart County. So, here is a prime example of doing the right things but not knowing it!
Elkhart- That is great! Keep it up and you will keep getting listings. Write for you audience. If that is sellers, make sure to write and have a conversation with them.

Clearly you don't need one more person to tell you what a great post it was... but it was. You might consider looking up a Zipf distribution (I think your target is not so much the long tail as it is the core differentiators).

Just curious since you're touting yourself as an "SEO expert" why you want to promote your Active Rain posts over your own website. Someone comes to activerain and they can easily be pulled off to your competitions page, but on your site I'm hoping there's nothing but you. Instead of securing #3, #4, #5, #6 on google which probably adds up to roughly 10% of the clicks for that search, you could direct your efforts at one URL in hopes of becoming #1 and garner approximately 85% of the traffic for a specific search term. "Wellington Florida Luxury Homes" is VERY LONG TAIL search with an average of 16 people per MONTH searching on google! So you haven't really impressed me with your skills. Learn how to use a keyword tool and try to show up for something workthwhile before you starting presuming you're a self taught SEO master.
Katrina, I completely disagree with the anonymous poster, above. I question why they felt the need to be anonymous. Are they not proud of themselves and their opinion? They should be ashamed of themselves. If you plan a descent, at least "man-up" to it.
OK anonymous- How about try this one on for size. Super long tail keyword with only 39 searches month- homes for sale in olympia wellington florida- just closed a deal with a commission of $12,000 from one buyer who used that term and we are # 5 on page one of google for that term. We are also working with 3 other active buyers right now for that term. ALL 4 of these gave us their phone numbers and email addresses and asked us to help them.
Hmmm, makes sense to me, money speaks louder than short sale! Of course it is a combo of all the longtails together that will add up to the phone calls. But remember, there many people in the US who do not make more than $12,000 in a year. We made that from one post on active rain.
Now for my little 16 searches a month= listings that have closed and more on the way! People in that market are far and few between but the commissions on those are and continue to be over $24,000 a sale.
I also am on page one of google for short tail keyword phrases too. This post was written over a year ago and I have done a heck of a lot more since then.
I am all about Active Rain. I did not even have an outside blog unti a few months ago. That is because on Active Rain there are a ton of referrals for business to be had. This week alone we received 3 listing referrals from other Active Rain members.
And I have a lot of agents who are getting business by following my SEO lessons. Their testimonials alone make it all worthwhile.
Oh anonymous- how about these apples:
Wellington Florida homes for sale- long tail with 880 searches a month-
I am #8 and #9 on page one on google. With Realtor.com and Harmon homes as competition. Not Bad!

I am all about using the right bait. Last week we were fishing for stripped Bass at lake Texoma. The shiners were not working so we threw a net for Shad. We cut up the bait and 30 minutes later the below was the result. The right bait brings in lots of clients, and bass.

Katerina - It is wonderful that ActiveRain is re-featuring some of these older posts on hyper-local posts. This topic is as relevant in 2010 as it was back in 2008.

Ah, and look back at the comments from 2008 and you will notice A LOT of those agents are NO longer active on Active Rain! It takes time and effort to make it all work out for you, don't give up.

Hi Katerina, I am not sure how I received this e-mail to this post today but I did hear your presentation on RainCamp last week and I am glad I received this from you about the LongTail Keywords. One of things I wondered about was something you discussed ( at least I think it was a part of your presentation). It was about checking the statistics for Comments, Views and Hits. I went back to Statistics and there has been a lot of activity on my posts. Is all this actually outside the Rain activity? Meaning consumers viewing the blogs? I have switched emphasis in my blogs to more of PhotoBlogs Localism and less writing about the markets. Since I have never in all the 4 years of being with ActiveRain received even one lead from ActiveRain, I was just wondering if this activity ( at least some of it) was really coming from consumers and not just our members.
This is a great topic and blog post. Wow thats a lot of comments all they way back to 2008. Still just as relevant today.

William- It depends on the kind of posts. If they are hyper local posts, localism posts, those views will be mostly from consumers not members of AR.

Karen- Thanks! I have no problem talking about my weaknesses or things I don't like to do and won't do. It makes no sense to nurture leads that are far out in buying or selling IF you are not good at following up with them and IF you don't have a great system on which to follow up automatically with. Because when you get busy, that is most often the first thing that stops.
I would rather have referrals and leads from those who are ready to take action now. Katerina
