We all know or should know that Active Rain is great in getting solid and loyal buyers to call you which translates into closed deals. 
But I hear a lot here on the Rain that Active Rain is not a great tool for getting sellers to call you or for getting listings. On both accounts I wholeheartedly disagree! I just read a post where the author says that Active Rain is not for getting listings. Nothing could be further from the truth. Of course, if you don't think you will get listings, you won't.
We currently have 64 listings in our listing portfolio. You can view most of our listings here on our Palm Beach County Listings blog post. I compiled them for some of our Active Rain friends who have investors and clients moving to Palm Beach County Florida. You can earn a referral fee for sending us a buyer who closes on any of our listings!
Here is the breakdown of our listing sources:
- 7 are from referrals from clients.
- 2 are from a foreclosure letter that we sent out to lis pendens filings.
- 11 are from ACTIVE RAIN!
From those we have from Active Rain:
- 3 were direct referrals from Active Rain members
- 9 were direct phone calls from our Active Rain blog. Some of these 9 went to our website but only after reading our blog on Active Rain.
One of the listings that we received from our Expired Listing Packages was an investor who has a webmaster who was so impressed with our blog and website and the search results that he told his boss to list $22 Milliion dollars worth of listings with us. Blogging on Active Rain wins again!
If sellers are not calling you to list their homes with you; you have failed to engage them in your blog and you do not have a call to action.
If sellers are not calling you to list their homes with you; you are not writing what they want to read about and you are not transparent enough for the sellers to build an online relationship with you before they choose you as their listing agent. Pure and simple; if your blog is boring, not easy to read and not engaging- the sellers are not going to call you.
Look at your blog from a seller's point of view. IF you are a seller what would you want to know about? IF your blog is all about moving to your area than it is focused on the buyer not the seller. You need to have a balance of both.
Are your titles geared towards sellers? Are you using the word Sellers in your title and posts? Our short sale series really engages the sellers. If you look at our stats from Active Rain statistics you can see that just this one post in our series since 02/05/2008 has received over 700 views. That is a lot of views. Remember, consumers read but rarely comment.
We have sellers call us while they are reading our short sale posts to list their houses. They have already chosen to do business with us. They have made up their minds that we will be their listing agent. The interview is done in the privacy of their own homes behind their keyboards without stress, without pressure and on their own time. We do not need to have a sales presentation. Our blog does that for us. So keep on blogging and compel those sellers to call you and start getting those listings!

Great advice. I have been tarketing more of my localism posts toward the listing side. Those homeowners are online as well.
Katerina - Even though I am very new to AR and to blogging, and still learning, I have had communication from potential clients that came from my blog. This is a great way to get the public to feel that they know you and be comfortable calling with questions, or for an appointment.

Well, I do not consider it lead generating. These are not leads that call us, they are buyers and sellers who have already made up their minds to work with us. The sellers- most all of them are coming from our short sales series of posts that I am doing. If you go to my tags and look under short sales, there are 9 short sale related posts. Those get the most listings and of course those sellers are listings short sales. The other draw we have is our company name. We are in Florida where international buyers are buying, 1 out of every 4 international buyers buys in Florida. SO sellers know that and are attracted to the name of our company. They click on our profile and see the name of our company. Our company name also comes up on google in our AR blogs sometimes and we got 3 listings from one lady just because of that.
The buyers we get all come from our neighborhood posts on Localism. All of them. Since we are listing agents we do not focus on that as much as we would, we may be hiring a buyers agent and if so, we will post a lot more for neighborhoods. Cathy- It did not happen overnight, it was a few month, I think it was 4 months of blogging before we got our first listings. Patience is key.
Bill- Right now it is short sale post titles rich in keywords and of course long tail, so it is, Short Sales in Palm Beach county- what you need to know etc. Those are a gold mine right now.
Mike- You will get the calls because they are looking for an agent on line who will market their property online.
