Bet that invites offers. I have found over the years that there is a large population of buyers out there who believe that the list price is THE price. That's really a killer for overpriced properties.
When they call me and ask if the price is negotiable, I simply say "Everything in real estate is negotiable".

Kat I survived an audit..it was not pretty...ALso had a Sales tax audit for my auto shops..that was even worse..
On those days, you think about implementing systems so that you don't get caught like that again...So i did.... My next six years in business I had an inhouse CPA that not only kept my books perfect, but did others as well keeping my costs down to a very reasonable rate...yes, she came to work in my office everyday and ran her business from my office..I remember calling the sales tax office and asking for the next available audit schedule...Ungrateful buttheads would not ever come back again ..PS when selling the business, it was easy to show that I had perfect records....
