I love that word... "approved".  You really know how to get the job done for sellers in default!

Wow!  Nice home... You will sell it fast because I KNOW you are a pro at this!

Katerina - looks like wonderful home. I guess I find it sad that there are so many upscale homes built within just a few years that are now short sales, foreclosures and REOs. We all know the reasons, but sad nonetheless.

Katerina- I can't help but think of the sellers, knowing they got in over their head or whatever the case may be. This is a beautiful home.

Margaret- Unfortunately, the only way to get a short sale approved is for a buyer to make an offer, then walk away from the deal! The counter from the bank was too high for this buyer. We are competing against new construction but we are confident we will get a buyer who does not want to wait for a home to be built. The good part of the approval is for buyers who need to close quickly, they can since it is approved.

Brian- I only post a few vflyer listings per month because I like to blog the houses we have listed and do the real estate shows and all that. I also love to write for agents, to help you be a better agent, more successful and a better blogger. That is where my passion is.

Marlene- Thank you for the vote of confidence.

Jeff- Good morning Jeff, I know it is sad on one hand yet Nestor knew this was going to happen. He would even get up in our BNI meeting and tell everyone to stop buying and flipping, boy, did the mortgage broker in the group get mad about that.. But it was the truth.

Katharine-It was not a homeowner, it is an investor who bought too high, the renters just bought a house and he does not have enough $ to cover the lack of rent.

Gita-Thank you for commenting.
